Selling Property in Zimbabwe...

Selling your property is not as simple as deciding a price and advertising it for sale. Your property may be your most valuable possession, and that will influence your asking price. However, you have to consider how valuable it is to others; in other words the price has to be in line with the current property market trend. We assist in appraising the realistic market worthiness of your property. We KNOW what the prevailing market status is. We give you a price estimate, so that you will neither undervalue or overvalue your property. We effectively help you market and advertise what you have for sale. We also steer you through the complex documentation and legal requirements of selling and transferring property ownership.
Getting the Price Right

A valuation, though not absolutely necessary, provides a starting point in determining the price of your property so that it is neither under or over stated.

An understated price will lose your due investment return on your property.

An overpriced property hampers the sale, and ultimately calls for a downward price adjustment. Awareness of price reductions can make buyers cautious of a property.

First Steps

Once a decision is reached that the sale should proceed, the following general documentation is required.

  • A Mandate to sell
  • A Sale Statement, summarizing the terms of sale
  • Evidence of title
  • Standard searches at local authorities and the Surveyor General
  • Common hold information, where appropriate.
Property Marketing

Properties for sale are notified by Zim-Properties in a number of ways, such as the Zim-Properties website, newspapers, email campaigns, newsletters, posters and brochures.

The seller is encouraged to make suggestions of how the property should be described and portrayed.

We provide updates on progress, and make suggestions as to how sale prospects can be further improved.
